General Real Estate Authority

An electronic service provided by the Real Estate Mediation Platform (Fal) that allows institutional brokers to create a real estate auction request through the public auction of property service, aiming to sell the property or its benefit, or lease it at the highest possible price. This service also includes online auctions, providing an efficient and flexible way to conduct property sales or leasing transactions online, without the need to visit the entitys headquarters.

The broker logs into the system.
The broker selects the Auction Request service from the list of services.
The broker clicks on "Create Auction Request."
The system displays a summary of the service and its steps.
The broker clicks on "Start Service."
The system checks if the broker holds a real estate auction license.
- If the broker has the license, the system proceeds to the next step.
- If the broker does not have the license, the system displays a notification message.
The broker fills out the auction request and agrees to the terms and conditions.
The system updates the request status to "Waiting for Approval."
The operations team reviews the request and takes action to approve or reject it.

A new role called "Approving Auction Requests" can be added in the system. Only the system administrator can assign this role to any user. Auction requests can be approved if the user holds the "Approving Auction Requests" role. An auction request can be created by the establishment manager or any staff member associated with the establishment in the system. Only future dates are accepted when creating an auction request (today's date is accepted as the start date). The auction date is configurable by the system administrator and is typically set to 15 days from the request creation date. The auction request date must be earlier than the auction license's end date. To create an auction request, an establishment broker must have a valid real estate auction license. If they do not, the system will display a warning message. The establishment manager can view the (Creator ID and Creator Name) of the user. The system allows downloading/viewing the approval form. Request serial numbers start from 2001 to avoid conflicts between previously established manual data and technical developments.
